One of the things which first strikes the visitor to Nicaragua's Corn Island (Isla del Maiz) is the dichotomy of the people, their language and their customs compared with those on the mainland.
A visitor described his first visit to Corn Island by saying "I closed my eyes, listened to the conversation and the music, and thought I was somewhere else...like Jamaica."
Corn Island is located in the Caribbean Sea, 52 miles from the port city of Bluefields. Its population of approximately 8500 is predominantly Carib. Corn Island is popular as a holiday resort because it is perfect for bathing, diving, surfing, fishing, snorkelling and all other kinds of water sports. Coral reefs are just minutes off shore surrounding the island 10 to 12 feet deep, visibility up to 80 feet.
Corn Island has beautiful and unspoiled beaches, some of them totally deserted with white sand and turquoise waters. More reasons to visit Corn Island include great sea food and good hiking trails. Just 17.5 miles from Corn Island are the Pearl Keys. They are practically unexplored and their clear waters are ideal for fishing and diving.
About a mile southeast of Corn Island divers can explore the wreck of Spanish galleon which lies in 20 feet of clear water. Since this area was a favourite haunt of pirates who roamed the Caribbean, it is thought that many other ancient wrecks - some most certainly still containing their rich cargo - lie in the waters off Corn Island.
For centuries, Corn Island was under British domination and served as a refuge for British, Dutch and French pirates escaping the Spanish fleet. Thus, it is not just idle speculation that the waters are the final resting place for countless ships waylaid on the route to Europe. Two (some days 3) 1:20 hr. flights are available from Managua with small aircraft operated by La Costeña. Tourism is just starting even though the beauty of the sea and white sand beaches is incredible. Services still are influenced by the local relaxed way. There are about 20 hotels and guesthouses on the island with a total of about 250 beds.

This location facilitates the arrival of tourists from different parts of the United States and Central America, which are the main markets for Nicaragua today.

Tourism Investment Incentives Law (Law No. 306)
Nicaragua also offers generous tax incentives for tourism investment through its Tourism Investment Incentives Law (Law No. 306). This law provides investors with a comprehensive and generous tax incentives framework, recognized among the best in the region. The Law establishes incentives for investments on lodging, food and beverages, tour operators, tourist transportation, airlines, among others. Benefits are usually granted for a 10 year period and include 80 to 90 percent income and property tax exemptions, depending on the area in which the project is established, as well as import tax exemptions on materials or equipment necessary for the construction and operation of the project. Investment incentives are renewable for an additional 10 years for projects that reinvest an amount equal to at least 35 percent of the original approved investment.
